Judging from the person in the background, the size of that tree is impressive. I'd like to see it when it is flowering.

Is the dicoloration a light yellow color? If it is ive had it before on my bougy and it can be corrected with some ironite a common garden mineral that you can find on any garden center.

I see I understand you keep it outside, Does it ever have cold cold days? Bouganvillea is a tropical and if it gets to cold the leaves will burn or scortch just a thought. As you know a pictures worth a thousand words get it posted so we can see exactly what the problem is.

Leaf Scorch And Tip Burn

Bricks, the symptoms on these leaves are what we call leaf scorch and tip burn and it is a physiological problem that can occur on any kind of tree. It can be caused by a number of things, but, more often than not, it is caused by an enadequate cultural condition such as soil compaction, excess salts in the soil, drought, limited room for root growth etc..
More often, excess salt built up from fertilizing is often the main cause because unused excess salts in the soil can damage plant root hairs causing root rot, which as a result, are not able to supply enough water to offset the water lost by the leaves during transpiration. When water transport is deficient in the leaves it causes the typical drying of leaf tips and scorching on leaf edges. The problem occurs more easily in when it is very hot, or on newly transplanted trees.
Make sure that your soil substrate is very well draining and if you need to remove excess salts from your soil, you should drench it with very much water letting the excess water drain readily out of the drain holes.
