Do you think this is a Ulmus parvifolia 'Hokkaido' (Princess Elm)
or Ulmus parvifolia 'Seiju'

Looks like Seiju to me. Hokkaido leaves are only about 1/8" long, and about the same distance apart.

Although hard to tell without seeing the tree in person, I concur that it is more likely a seiju as the leaves are on the big side for either species.

Seiju elms are great trees. I've got a pretty good sized one and its one of the more fun trees to work with. You prune hard and get an explosion of new growth everywhere including the trunk.

It looks to me like Ulmus parvifolia "Mine." Just pack it up and send it my way and no more will be said...
