Mushroom is an indication that there is decomposing organic matter in the soil, probably suggesting it is too fertile (too much humus or peat). I would keep Jade outside in full sun, protect from frost and use a very fast draining soil like a cactus/succulent mix. Terra cotta would probably be best, don't use a saucer and elevate the pot a little on some blocks for better drainage. Thanks, Matt
