I would agree that the problem probably isn't a fungus.
It's probably a soil/root problem. Drying foilage means the leaves aren't being supplied moisture from below. Overwatering, as much as underwatering, can cause the problem.
Overwatering rots roots, which no longer function, which means they can't supply water to foliage. Uncerwatering speaks for itself. Dry roots are usually dead roots. The crispy leaves can be a result of either.
